This session will discuss instances in which the taxpayer must arrange to park replacement property for more than the 180 days allowed in the traditional “safe harbor” parking arrangement or “reverse exchange” structure created in September 2000 by Revenue Procedure 2000-37. We will explore instances in which replacement property must be acquired before relinquished property can be marketed and sold or in which construction of improvements are required on the replacement property. This course speaks to the factors considered and the structure needed to accomplish these objectives.

Jonathan joined Accruit in 2022 after almost 20 years of public service in the United States Air Force and as a law enforcement officer. He served in the United States Air Force in the wake of 9/11 deploying to remote middle east locations. Afterwards, Jonathan was with the Bozeman Police Department for over a decade. While on the force, he investigated major felony crimes as a detective and was selected as a tactical operator.
Jonathan is licensed to practice and an active member of the State Bar of Montana. He has been a Montana resident for over 20 years. He is actively involved in training seminars for brokers, lenders, and other stakeholders in the real estate industry.
Through Jonathan’s previous legal experience, client centered practice, and intensive in-house training with veteran 1031 exchange subject matter experts, he is well-versed in both simple and complex 1031 exchanges, with an emphasis on non-safe harbor exchanges.
